Smoke And Caron Monoxide Detectors

Cleaning and Garden

It is important and that all floors, carpets, curtains, windows, kitchen appliances, furnishings and paintwork should be thoroughly and professionally cleaned before a tenant moves in. Garage and loft should also be clear. This will recorded on the inventory and the tenants will be obliged to return the property in the same condition.

Gas

If there is a gas supply to the property there is a legal requirement under the Gas Safety Regulations 1998 to have a gas safety check carried out to the property by a registered gas safety engineer who will provide a Landlords Gas Safety Report. This must be obtained prior to the tenants occupation and annually thereafter and copies provided to the tenant. We can arrange this for you on your behalf.

Electricity

To ensure that the electric appliances within the premises comply with the electrical equipment, (safety) regulation 1994, plugs and sockets etc (safety) regulations 1994 it is now a legal requirement that you have an electrical safety check carriedout by a qualifying engineer before the tenants moves in and thereafter every five years.
